DIY Radon Test Kits vs. Professional Testing: What's the Difference?

Walk into most hardware stores in Michigan and you will find radon test kits on the shelf. They are inexpensive, easy to find, and come with instructions that make the process seem simple enough to handle on your own. For a homeowner trying to get a quick sense of whether radon is a concern in their home, the appeal is understandable. But there are meaningful differences between a DIY mail-in kit and a professional radon test — differences that matter depending on what you plan to do with the result.


This post is not an argument that DIY kits are worthless. They are not. It is an honest look at what each approach does well, where each falls short, and how to decide which one is right for your situation.


How DIY Kits Work


Consumer radon test kits available at hardware stores are almost universally charcoal canister devices. You open the canister, place it in the lowest livable level of your home according to the package instructions, leave it for the specified period — typically 48 to 96 hours for a short-term kit — and then seal it and mail it to the laboratory address included with the kit. Results come back by mail or email, usually within one to two weeks of the laboratory receiving your sample.


The chemistry behind a charcoal canister test is the same whether the canister comes from a hardware store shelf or a certified professional's kit. Activated charcoal adsorbs radon gas from the air during the exposure period, and the laboratory measures the accumulated radon to calculate a pCi/L result. The device itself is not the primary variable between DIY and professional testing. The primary variables are placement, conditions, chain of custody, and what happens after you get the result.


Where DIY Testing Falls Short


Placement errors are common. Professional radon testers follow specific placement protocols established by AARST and the EPA — height above the floor, distance from exterior walls, distance from drafts and high-humidity areas, avoidance of specific room types. These protocols exist because placement affects results meaningfully. A canister placed too close to a window, too near the floor, or in a laundry room rather than a living area will produce a result that does not accurately reflect the radon concentration in the spaces where your family actually spends time. Hardware store instructions describe placement in general terms, but without training and experience it is easy to make placement decisions that compromise the result without knowing it.


Closed-house conditions are frequently not maintained. As we discussed in our post on short-term versus long-term testing, proper closed-house conditions are essential for a valid short-term test result. Many DIY testers open the kit, put it in the basement, and go about their normal lives — including opening windows on nice days, running whole-house fans, or leaving doors open — without realizing these actions are invalidating their test. The result they mail in reflects conditions that were not properly controlled, and the number they get back may significantly understate actual radon levels.


There is no chain of custody. In professional radon testing, chain of custody documentation tracks the device from placement through retrieval through laboratory submission. This documentation establishes that the test was conducted properly, that the device was not tampered with or compromised, and that the result can be attributed reliably to the specific home tested. For a real estate transaction, a legal dispute, or any situation where the result needs to be defensible, a DIY kit result without chain of custody documentation carries no weight. Most real estate transactions that require radon testing will not accept a DIY kit result as sufficient.


No professional interpretation comes with the result. When a professional test comes back, you have someone to call. If your result is 6.2 pCi/L, a certified professional can walk you through what that means, whether a confirmatory test makes sense, what mitigation would involve for your specific home, and what realistic post-mitigation levels look like. When a DIY kit result arrives in your email inbox, you are on your own to figure out what to do next. For homeowners who are not already familiar with the radon landscape, that gap in guidance can lead to either overreaction or, more commonly, inaction.


Where DIY Testing Has Legitimate Value


A DIY kit used correctly — proper placement, proper closed-house conditions maintained throughout the test period, prompt mailing after the exposure window closes — can give you a reasonably accurate initial reading of your home's radon levels. For a homeowner who simply wants a preliminary sense of whether radon is a concern before deciding whether to invest in professional testing or mitigation, a properly conducted DIY test is a reasonable starting point.


DIY kits are also useful for periodic retesting in a home where professional testing has already established a baseline. If your home was professionally tested two years ago, came back well below the action level, and you want a low-cost check to confirm levels have not changed significantly, a properly conducted DIY kit serves that purpose adequately.


The key qualifier in both cases is properly conducted. A DIY test that is placed incorrectly or conducted under improper conditions produces a result that is not just imprecise — it is potentially misleading in ways that lead to bad decisions in either direction.


The Situations Where Professional Testing Is the Clear Choice


There are specific situations where professional testing is not just preferable but effectively required.


Real estate transactions are the most common. As discussed in our post on testing before buying a home in Michigan, a radon test result used in negotiations or purchase contingencies needs to come from a certified professional following established protocols. Sellers, buyers, and their agents all need confidence that the result reflects actual conditions and was obtained through a process that meets recognized standards.


Any situation where the result will inform a significant financial decision — whether to negotiate a price reduction, whether to invest in mitigation, whether to proceed with a purchase — warrants the additional reliability and accountability that professional testing provides.


Elevated DIY results also warrant professional follow-up. If your hardware store kit comes back at 5 or 8 pCi/L, confirming that result with a professional test before investing in mitigation is a prudent step. The confirmation adds confidence that the initial result was accurate and that mitigation is genuinely needed at the level indicated.


The Bottom Line


The choice between a DIY kit and professional testing ultimately comes down to what you need the result to do. If you want a rough preliminary read with no particular stakes attached to the number, a properly conducted DIY kit can serve that purpose. If you need a result you can act on with confidence — for a real estate transaction, for a mitigation decision, or simply because you want to know accurately what your family is breathing — professional testing is the right choice.


The cost difference between the two is real but modest in the context of what the result informs. A professional radon test is one of the lower-cost professional services available to homeowners, and the added reliability, proper placement, chain of custody documentation, and post-result guidance that comes with it are worth the difference.
