why it matters

What a radon test actually measures

Radon is measured in picocuries per liter of air, or pCi/L. The EPA has established an action level of 4.0 pCi/L — meaning that if your home tests at or above that number, the EPA recommends installing a mitigation system. The World Health Organization sets its threshold lower, at 2.7 pCi/L, on the basis that no level of radon exposure carries zero risk.

For context: the average indoor radon level in American homes is about 1.3 pCi/L. A home testing at 4.0 pCi/L is already three times that average. In West Michigan, we routinely encounter homes testing well above that — 8, 12, even 20 pCi/L is not unusual in this region.

Continuous monitoring vs. charcoal canisters

Not all radon tests measure the same way. The cheap kits sold at hardware stores typically use activated charcoal that absorbs radon over a few days, after which you mail the canister to a lab and wait for a single averaged number.

Continuous radon monitors — the technology we use — measure radon levels electronically, hour by hour, throughout the entire testing period. That matters for two reasons. First, radon levels fluctuate dramatically over the course of a day depending on weather, ventilation, and how the house is being used. A single averaged number can obscure spikes that matter. Second, continuous monitors record their readings on a tamper-resistant log, which is critical for real estate transactions where the integrity of the test data needs to be defensible.

when you should test

There are five moments when testing makes sense for most Michigan homeowners:

How a Mitigation System Works

The most effective method is sub-slab depressurization, or ASD. A sealed PVC pipe is routed from a suction point cut through your basement slab up through the home, connected to a quiet, continuously running fan that creates a vacuum beneath the foundation — pulling radon up and venting it safely above the roofline.

Once installed correctly, the system runs 24 hours a day, year-round, at a very low operating cost.

Commonly Asked Questions

  • Most residential mitigation systems fall in a typical price range determined by the size of your home, the foundation type, the routing path required, and the fan capacity needed. We provide a fixed-price quote after walking the property — no estimates that change later, no surprises on installation day. Contact us for a quote on your specific home.

  • Not for most homes. Michigan does not require homeowners to test or mitigate. Michigan may move to enact radon disclosure or testing laws in the near future, as a growing number of Midwest states have already adopted similar measures to address elevated radon levels common throughout the region. However, sellers must disclose known radon issues under the Michigan Seller Disclosure Act, and licensed child care homes must test and mitigate under state administrative rules. Radon-resistant construction is required under building code for new construction in EPA Zone 1 counties.  We are planning to continue to bring awareness and advocacy at the state level.

  • A short-term professional test runs a minimum of 48 hours, with most tests running 2 to 4 days. You receive results shortly after the test concludes.

  • Most residential installations are completed in a single day, typically 6 to 8 hours of on-site work.

  • No on both counts. Modern radon fans run at conversation-level volume and are mounted outside the living space. The visible piping is single-diameter PVC, routed as discreetly as the home allows and can be color matched to blend in. Most homeowners forget the system is there within a week.

  • The fans we install carry 5- to 7-year manufacturer warranties and most run well beyond that — 10 years or more is typical. The piping itself has no meaningful lifespan limit.

  • A properly installed system reduces radon by 85% to 99% in most cases. The goal is to bring your home well below the 4.0 pCi/L action level — ideally as close to outdoor levels (~0.4 pCi/L) as the home allows.

  • Yes — always. We perform a post-mitigation test in every installation to verify the system is working. You should also retest every two years to confirm continued performance.

  • A documented, professionally installed mitigation system with current testing records is widely viewed as a positive by Michigan buyers and inspectors. Homes with documented low radon levels — whether naturally or through mitigation — sell with one fewer negotiating point on the table.

  • Technically yes, practically no. DIY systems frequently underperform because of incorrect fan sizing, improper suction point placement, insufficient slab sealing, or non-code-compliant discharge routing. A system that does not actually lower your radon levels is worse than no system at all — it gives false confidence. It is very important to work with an NRPP or NRSB certified professional to ensure proper installation.  This is what we do every day, and we stand behind every installation.
