How Often Should You Test Your Home for Radon?

Testing your home for radon once is a meaningful step. It gives you a baseline — a specific pCi/L number that tells you where your home stands at a point in time. But radon levels are not permanently fixed. They change as homes age, as foundations shift, as renovations alter the structure, and as the soil conditions beneath the foundation evolve over time. A test result from five or ten years ago is not a reliable indicator of what your home's radon level is today. Understanding how often to test — and what circumstances should prompt an earlier test regardless of your regular schedule — is the part of the radon conversation that most homeowners never reach.
The Standard Recommendation
The EPA recommends testing your home for radon every two years as a general maintenance interval. This recommendation applies to all homes — those that have never had elevated levels, those where mitigation has been installed, and those that have tested low in the past. Two years is not an arbitrary number. It reflects a practical balance between the cost and effort of testing and the realistic rate at which radon levels can change meaningfully in a home under normal conditions.
Two years is a guideline, not a hard ceiling. Some circumstances warrant testing sooner. Others allow for slightly longer intervals with reasonable confidence. Understanding the reasoning behind the recommendation helps you apply it sensibly to your specific situation rather than treating it as a rigid rule disconnected from the realities of your home.
Why Radon Levels Change Over Time
The most common question homeowners have about retesting is a reasonable one: if my home tested low before, why would it be different now? The answer lies in the nature of both the home and the geological process producing the radon.
Homes are not static structures. Concrete foundations develop new cracks as they respond to seasonal freeze-thaw cycles — something Michigan foundations experience intensely every year. Mortar joints in block foundations deteriorate. Settling creates new gaps at construction joints. Utility penetrations that were adequately sealed years ago may have shifted or degraded. Each of these changes represents a potential new or enlarged radon entry pathway that did not exist when the previous test was conducted.
The soil beneath your home is also not static. Moisture levels change seasonally and over years, affecting how easily radon moves through the soil toward your foundation. Ground disturbance from nearby construction, landscaping changes, or even significant root growth from mature trees can alter the soil dynamics in ways that affect radon behavior. These are not dramatic changes that happen overnight, but they accumulate over time in ways that can meaningfully shift your home's radon level.
Occupancy patterns change too. A finished basement that is now used as a bedroom represents a different exposure scenario than when that same space was a storage room — even if the radon level itself has not changed. What constitutes an acceptable level is partly a function of how much time people spend in the most affected parts of the home.
After Mitigation: The Retesting Schedule
Homes with mitigation systems installed have a slightly different retesting calculus than untreated homes, but retesting is no less important — arguably it is more important, because the system creates an expectation of controlled levels that needs to be periodically verified.
The first post-mitigation test, as we discussed in our post on what to expect after installation, should happen within days to weeks of the system being installed. This is the confirmation test that tells you the system is working and establishes the post-mitigation baseline.
After that initial confirmation, the two-year interval applies. A retest at the two-year mark verifies that the system is still performing at the same level it was when installed. Fans have finite service lives. The characteristics of the sub-slab environment can change as the home ages. A system that was working perfectly at installation may be underperforming two or three years later without any obvious visible sign — the manometer may still show displacement while the fan has lost enough efficiency to allow levels to creep upward. Testing is the only way to catch this.
If a two-year retest shows levels have risen significantly compared to the post-installation result, that is your signal to have the system inspected. It does not necessarily mean the system has failed completely — it may need a fan replacement, an additional suction point, or a minor adjustment. Catching this at the two-year mark rather than five years in limits the period during which elevated levels may have been accumulating undetected.
Circumstances That Should Trigger an Earlier Test
Beyond the regular two-year interval, certain specific circumstances should prompt retesting regardless of when the last test was conducted.
Major renovation work is one of the clearest triggers, as we covered in detail in our post on home renovation and radon. Any work that disturbs the foundation, slab, or below-grade areas of the home — or that significantly changes the home's ventilation characteristics — can alter radon dynamics enough to make the previous test result unreliable.
Purchasing a home warrants testing even if the seller provides a previous test result. As we discussed in our post on testing before buying a home, a test result from an unknown date, conducted under unknown conditions, by an unknown method does not give you reliable information about current conditions. A fresh professional test at the time of purchase is always the right approach.
Moving into a previously owned home where you have no testing history at all is an obvious prompt for an initial test. The absence of any testing record means you have no information about the home's radon history, and establishing a baseline is the starting point for everything else.
Significant changes to how the home is used — particularly transitioning an unfinished basement into regularly occupied living space — warrant retesting as we discussed in the renovation post. The occupancy change alone is reason enough, even without physical changes to the structure.
If your home has experienced flooding or significant water intrusion in the basement, a post-event test is worth conducting. Water moving through soil and foundation materials can disturb radon dynamics and temporarily or permanently alter entry pathways.
The Cost Argument for Regular Retesting
Some homeowners resist the two-year retesting recommendation because they view it as an unnecessary recurring expense after they have already invested in testing and potentially mitigation. The cost perspective is worth examining directly.
A professional radon retest is one of the lower-cost professional home services available. In the context of what most homeowners spend annually on home maintenance — HVAC servicing, gutter cleaning, pest control, appliance maintenance — a radon retest every two years is a modest line item. What it buys is confirmed knowledge of one of the most significant health risk factors present in Michigan homes.
The alternative — assuming that a previous test result is still accurate indefinitely — is a reasonable-sounding position that does not hold up under examination. Home conditions change. Two years is not an onerous interval for confirming that one of the most important health protection measures in your home is still working as intended.
Building Retesting Into Your Routine
The most practical way to ensure regular retesting actually happens is to attach it to something else you already do. Many homeowners tie their radon retest to a regular home maintenance event — the annual HVAC servicing, the spring home inspection walkthrough, or a specific calendar milestone like the start of the heating season. Others set a calendar reminder for two years from their last test date. The specific trigger matters less than the consistency.
