West Michigan's radon conversation tends to anchor itself in the more populated inland counties, but Muskegon County — sitting along Lake Michigan's eastern shore north of Ottawa County — deserves its own focused attention. The combination of lakeshore geography, an older and diverse housing stock, and a community that has historically had less access to radon awareness resources makes Muskegon County a place where untested homes are more common than they should be. Muskegon County's Radon Designation


Muskegon County carries an EPA Zone 2 designation, placing it in the moderate predicted radon potential category — the same designation as Allegan County to the south. As we noted in our post on Allegan County, a Zone 2 designation does not mean low risk or that elevated radon is unlikely in your home. It means that predicted average levels across the county fall in the moderate range, which still encompasses a wide distribution of individual home results on either side of that average.


Zone 2 counties produce homes that test above 4 pCi/L regularly. The designation reflects a county-wide geological prediction, not a guarantee about what is happening in the soil beneath your specific foundation. Muskegon County's varied terrain — spanning lakeshore dunes, river corridors, inland lakes, and flatter agricultural and residential land further east — means soil composition and radon-producing potential can shift meaningfully from one area to the next. Your neighbor's test result tells you nothing reliable about your own home.


The Industrial Legacy and Muskegon's Older Housing


Muskegon has a rich industrial history. For much of the twentieth century it was a significant manufacturing hub, and that heritage shaped the city's residential development in ways that are directly relevant to radon today. The neighborhoods built to house working families during Muskegon's industrial peak — many of them constructed between the 1920s and the 1960s — represent a substantial portion of the county's housing stock that has never been tested for radon.


These homes share characteristics common to mid-century construction across Michigan: full basements, older poured concrete or block foundations that have had decades to develop cracks and gaps, utility penetrations that were never sealed with radon in mind, and ventilation characteristics that reflect the energy and building standards of their era rather than today's. They are exactly the type of homes where radon testing is most overdue.


Renovation activity in Muskegon's older neighborhoods adds another layer of relevance. When older homes are updated — basements finished, utilities replaced, foundations repaired — the disturbance to soil and foundation materials can change the home's radon dynamics. A home that tested at a moderate level years ago may behave differently after significant renovation work. Retesting after major renovation is always worth doing.


Lakeshore Living in Muskegon County


The western portion of Muskegon County offers some of the most dramatic Lake Michigan shoreline in the state, and the communities clustered along and near the water — including areas around Muskegon Lake, White Lake, and the Lake Michigan shoreline itself — have a housing character shaped by decades of seasonal and year-round lakeshore living.


Many properties in this corridor started as seasonal cottages and have been converted to year-round residences over time — a pattern similar to what we described in Allegan County's lakeshore communities. The conversion from seasonal to permanent use is a meaningful change from a radon exposure standpoint. A home used for summer weekends, with windows open and air moving freely, presents a very different exposure profile than the same home occupied year-round through Michigan winters with everything sealed up tight.


Waterfront and near-water properties in Muskegon County also tend to have older construction and foundation types that present more radon entry opportunities than modern builds. Crawlspaces are more common near the shoreline than full basements in some areas, and crawlspaces with exposed soil are a direct radon pathway that deserves specific attention. If your lakeshore property has a crawlspace and has never been tested, that is a gap worth closing.


Whitehall, Montague, and the Northern Communities


The northern communities of Muskegon County — Whitehall, Montague, and the surrounding townships — have their own distinct character. These are smaller, tight-knit communities with a mix of older in-town homes and rural properties on larger lots. The rural properties in particular tend to sit on more direct soil contact, often with older foundations and less modern construction than newer suburban developments.


Small communities like these sometimes fly under the radar of radon awareness campaigns that focus on larger population centers. Homeowners in Whitehall and Montague are just as likely to have elevated radon levels as homeowners in Muskegon city, but may have had fewer touchpoints with information about testing and mitigation.

Newer homes in these communities face the same reality as newer builds throughout West Michigan: Michigan does not require radon-resistant construction techniques in Zone 2 counties, which means recently built homes may have no passive radon venting whatsoever. New construction is not a proxy for radon safety.


For homeowners in these suburban communities who purchased homes in the past decade and assumed a newer build meant no radon concern, a first-time test is a worthwhile investment in peace of mind — or in the information needed to address a problem that has been quietly present since the day they moved in.
