Do Radon Mitigation Systems Require Maintenance?

One of the questions homeowners ask most often after a mitigation system is installed is a practical one: what do I need to do to keep this thing running properly? The answer is reassuring for most people — radon mitigation systems are among the lower-maintenance mechanical systems in a home. They have no filters to change, no fluids to check, no seasonal adjustments to make, and no complex controls to monitor. But lower maintenance does not mean no maintenance, and understanding what genuine system care looks like — and what signs indicate something needs attention — is worth knowing clearly.


This post is specifically about ongoing maintenance of an installed system. This post owns the routine maintenance question: what does a properly operating system require from the homeowner over its service life?


The Manometer: Your Daily Dashboard


The most important maintenance habit for any mitigation system is also the simplest — periodic checking of the manometer. As we covered in our post on how mitigation systems work, the manometer is a U-shaped tube filled with colored liquid mounted on the visible section of pipe inside your home, typically in the basement. When the fan is running and creating suction, the liquid is displaced to one side. When the system is not functioning correctly, the liquid sits level.


Checking the manometer takes approximately three seconds. You walk past it, glance at the liquid, confirm it is displaced, and move on. That three-second check is the single most valuable maintenance action available to a homeowner with a mitigation system.


How often should you check it? Once a month is more than sufficient for most homeowners under normal circumstances. Building the check into an existing routine — the monthly walk-through when you change furnace filters, the weekly trip to the basement for laundry, the start of each heating season — makes it a habit rather than a chore. The specific interval matters less than the consistency. A manometer that is checked monthly means any system malfunction is caught within a month of occurring rather than discovered months or years later during a retest.


Fan Inspection and Lifespan


The fan is the active component of the mitigation system and the element most likely to require attention over the system's lifetime. Mitigation fans are designed for continuous operation — they run around the clock, every day, producing the suction that maintains the pressure field beneath your slab. That continuous operation places demands on the fan motor that eventually result in wear, reduced efficiency, or outright failure.


Quality mitigation fans typically have service lives in the range of ten to twenty years under normal operating conditions, though this varies by manufacturer, model, installation environment, and operating conditions. A fan installed in a conditioned attic space operates under different thermal stress than one installed on an exterior wall exposed to Michigan winters. A fan drawing through high-resistance aggregate beneath a large slab works harder than one drawing through well-communicating aggregate beneath a smaller footprint.


From a maintenance standpoint, the fan does not require periodic servicing in the way that an HVAC system does. There are no filters to replace, no lubrication points to address, and no seasonal startup procedures. The primary fan-related maintenance action is monitoring its performance — listening periodically for any change in its operating sound and watching the manometer for any reduction in the suction it is creating.


A fan that is approaching the end of its service life may give subtle warning signs before failing completely. A change in the sound of the fan — increased noise, an intermittent hum, or a new vibration — is worth investigating. A gradual reduction in manometer displacement over time, without any other obvious explanation, can indicate a fan that is losing efficiency. Neither of these requires immediate emergency action, but both are signals worth mentioning to your mitigation professional at the next service contact.


When a fan does reach the end of its service life and needs replacement, the process is straightforward. The existing fan is removed from the pipe, a replacement fan of appropriate specifications is installed, and the system resumes operation. Fan replacement does not require reinstalling the pipe system or disturbing the suction point — it is a targeted replacement of a single component. The cost of fan replacement is modest relative to the original system installation.


Pipe Inspection


The PVC pipe that routes from the suction point in your basement to the discharge point above the roofline is a passive component — it carries air and requires no active maintenance. What it does require is periodic visual inspection to confirm that it remains intact, properly connected, and free of obvious damage.


Interior pipe runs should be checked for any visible separation at joints, any signs of physical damage, and confirmation that any pipe hangers or supports remain secure. Exterior pipe runs should be checked for weathering damage, particularly at any points where the pipe transitions through the exterior wall or at the discharge cap above the roofline. Michigan winters are hard on exterior materials, and a discharge cap that has been damaged by ice, wind, or physical impact should be replaced promptly.


Checking the pipe during your periodic manometer inspection adds minimal time and covers the basic visual verification that the physical system is intact.


The Two-Year Radon Retest


Beyond the visual and auditory monitoring that constitutes routine maintenance, the most important periodic action for a home with a mitigation system is the two-year radon retest. As we covered in our post on how often to test, retesting at the two-year mark confirms that the system is still performing at the level established by the post-installation test. It catches gradual performance degradation — a slowly aging fan, a new radon entry point that the system is not fully addressing, a change in sub-slab conditions — that might not be visible in any manometer check or physical inspection.


The retest is the functional confirmation of system performance. Everything else — the manometer check, the fan monitoring, the pipe inspection — verifies that the system is running. The retest verifies that it is running effectively. Both types of verification matter, and neither substitutes for the other.


What Does Not Require Maintenance


Clarifying what a mitigation system does not require is almost as useful as describing what it does. There are no filters to change — radon mitigation systems are not air filtration systems and have no filtration components. There is no refrigerant to check, no condensate drain to clear, no belts to inspect, and no fluids of any kind involved in the system's operation. There are no seasonal startup or shutdown procedures — the system runs continuously regardless of season and requires no adjustment as the calendar changes.


There is also no need to turn the system off periodically or give it rest periods. Continuous operation is by design. Turning a mitigation fan off — even briefly, repeatedly — does not extend its life and does remove the pressure differential that controls radon entry during the off period. The system is designed to run, and running is what keeps it performing.


When to Call a Professional


Three situations warrant contacting your mitigation professional rather than simply monitoring and waiting. A level manometer that does not correct itself after confirming the fan is running is the clearest call-now signal — something is preventing the system from creating suction and the cause needs to be diagnosed. A two-year retest result that shows levels have risen significantly compared to the post-installation baseline is another clear signal — the system needs assessment to determine whether fan replacement, an additional suction point, or another adjustment is needed. And any physical damage to the pipe system — a cracked pipe, a separated joint, a damaged discharge cap — should be addressed promptly rather than left to worsen.


Outside of these situations, a mitigation system installed by a qualified professional and operating with a displaced manometer is doing its job. The maintenance demands it places on a homeowner are genuinely modest — a periodic glance, an attentive ear, and a scheduled retest every two years.
